RENTAL MANUAL

HOUSE RULES
No Overnight Guests. No Smoking. No Pets. No Parties. No Exceptions.

THIS IS A NON-SMOKING PROPERTY

Evidence of smoking (odor, ash, cigarette butts) will result in a $250 fine being applied and refusal of future bookings. This includes the back yard and south side parking pad.

LOCATION: Community of Varsity NW Calgary

Our 2 bedroom basement suite is located in the community of Varsity in NW Calgary. We are located only 8 minutes to Arthur Child Cancer Centre, 8 minutes to the Foothills Medical Centre, 5 minutes to Alberta Children's Hospital, and 5 minutes to Market Mall. A convenient location for everything you need for your recovery.

CLEANING EVERY 2 WEEKS

A professional cleaner is provided at no additional cost every 2 weeks for a full clean of the suite and change of the sheets. This is a requirement for your stay and access must be granted during the prescheduled cleaning time.

PARKING

Please park on the street in front of our home. This is a safe neighbourhood, but we always recommend you be diligent and ensure valuables are removed from your vehicle. 

ARRIVING

When arriving please use the entrance on the south side of the home, near the alley. The basement suite  is equipped with an electronic door lock so you won’t have to worry about keys – a bonus! Simply enter the unique access code you were provided and the lock will open. Ensure you lock the door each time you leave by pressing the lock icon on the lower right corner of the key pad with X symbol on it. When you enter the exterior door, go down the stairs and the entrance to the suite is to the right at the bottom of the stairs. The code is the same for the exterior door and in the interior door at the entrance to the basement suite.

SLEEPING

Our basement suite features two bedrooms, both with queen beds. All bedding is fresh and clean for your arrival. Should you require additional linens, please let us know.

LAUNDRY

We are pleased to provide complimentary shared laundry for our guests. The shared laundry room is across the hall from the basement suite. You will find laundry detergent which is free to use. Please ensure you empty the lint tray after every use. This is critical or the dryer will overheat and stop working. This is a shared laundry room and will be used by the owners upstairs.

GARBAGE COLLECTION

Garbage is to be disposed of in the provided garbage bin in the kitchen and bathroom. If the garbage bins are full, please collect it, replace the bins with a new bag/line and dispose of the collected garbage in the south alley. Please separate your garbage into blue bin recycling and black bin garbage. All the bag/liner are provided and can be found in the cabinet below the kitchen sink.

TV & INTERNET

During your stay, you will enjoy complimentary high-speed internet. The Wifi connected Smart TV allows login to your own personal Netflix, Amazon or other streaming accounts. No Cable TV is provided.

ARRIVING EARLY & STAYING LATE

Our checkout time is 11am. Unfortunately, we cannot always offer a late checkout. Please message us to see if is possible during your stay – additional fees may apply.

Before you arrive, we need to ensure our previous guests have checked out and that our cleaning and maintenance teams have time to prepare the condo for you. All of this takes time and needs to be done before you check-in. Due to this, we cannot always accommodate early check-in requests. To inquire about checking in early, please send us a message.

Please carefully review the House Rules listed below and please understand that we take these rules very seriously. We do this to ensure the next guest will receive the unit in the same immaculate condition as you did. Any violation of the House Rules could be grounds for immediate termination and removal from the property without a refund. By booking, you agreed to take responsibility for any other losses that we may incur due to any non-following of the House Rules that leads to us having to refund or discount the next guest. 

CHECK-IN:        After 4:00pm         

CHECK-OUT:   Before 11:00am 

THIS IS A NON-SMOKING PROPERTY

  • Quiet hours are in effect from 10 PM and 9 AM. 

  • This is a NON-PARTY home. Excess noise is not permitted in this property. If we find a party happening, or is reported by neighbors, the booking will be immediately canceled, and NO REFUND shall be given. 

  • Guest’s account must have a verified direct phone number on their profile which will be checked prior to reservation. If the host cannot directly contact the guest on their phone number listed on their profile, the host reserves the right to cancel the reservation prior to its beginning. Local area guests must communicate with us prior to booking stating the nature of the visit. 

  • No smoking of any kind (cigarette, marijuana, or vaping) – a $250 fee will be charged if the property smells of smoke, or any evidence is found that smoking occurred inside the property. 

  • The maximum occupancy on this property is 2 adults and 2 children under the age of 12. Any additional guests that arrive without permission will be vacated off the property for trespassing. All guests must be declared on the reservation. If unregistered overnight guests return this will result in Immediate eviction and NO REFUND. Visitors must be cleared with us before inviting them over. 

  • Alert the host immediately if there is any water leak, equipment malfunction, etc 

  • Alert us immediately if anything breaks. We may not be able to fix it for the next guest if you don’t tell us right away.  

  • Please treat our property with respect – use coasters on the furniture where they are provided and keep the place tidy. Additional cleaning fees may be applied if the house is left messy and unorderly. Please follow check out procedures prior to departure. 

  • CANDLES ARE NOT PERMITTED, as they pose a significant fire hazard. 

  • Late check-out fee of $75 will be applied if you have not vacated the property 30 minutes after 11 AM check out, unless prior permission is granted from the host. If check out is more than 2 hours late, you will be charged for an additional day and will be charged at our base nightly rate, but this does not award you to stay for the additional day as this could impact other reservations. 

  • Fee Summary: Fees for disrespecting our property and violating these rules will be levied as per the fee schedule below. This is not a comprehensive list and is subject to change without notice. 

FEE SCHEDULE

  • Parties and/or excessive noise: Immediate eviction and NO REFUND (regardless of time of day or circumstances) 

  • $250 Smoking inside or on the property 

  • $250 per pet plus any cost to remove odors: Pets inside of the property 

  • Unregistered guests; Immediate eviction and NO REFUND 

  • Late check-out: $50 up to nightly cost of the reservation 

  • Damage: 100% of the cost 

  • Stolen or Missing items: 100% of the replacement cost 

  • Leaving window or door open in cold weather resulting in water pipes freezing & bursting:100% of the repair cost 

CHECK OUT PROCEDURE

  1. Close and secure all windows. 

  2. Place all used bath towels in the laundry basket in the bedroom. 

  3. Load all dishes in the dishwasher and cycle through. Dishwasher cleaning tabs are located underneath the kitchen sink. 

  4. Empty all garbage and recycling and place bags in the waste bins in the south alley. 

  5. Turn off the TV. Place the TV remote on the counter below the TV. 

  6. Do a final walkthrough to check for personal belongings. 

  7. Turn off all lights. 

  8. Lock the interior door to the suite and the exterior door.
